How close is the nearest Hospital?

The Airdrie Regional Community Health Centre and numerous other walk-in clinics are within a 5 minute drive, and the closest hospital is Peter Lougheed Centre in Calgary. It is an approximate 25 to 30 minutes away.

Are there golf courses close by?

There are several excellent courses within a short drive, with the closest being Woodside Golf Course just 5 minutes away.

Is there shopping nearby?

There is a commercial strip mall located right in Bayside with several restaurants, personal and banking services, and a variety of other shops.
There is a large commercial area near-by that is home to Co-op, Walmart Supercentre and many other shops and restaurants. CrossIron Mills and Costco are approximately 12 minutes from us.

Are there lakes close by? Where can I go fishing or camping?

Big Hill Springs Provincial Park, Ghost Lake Recreation Area, Waiparous Creek Provincial Recreation Area, Bow Valley Provincial Park and Kananaskis Country provide a wide variety of activities for you to enjoy such as camping, fishing, hiking, boating and off-roading.

Where is Meridian114?

We are located on the corner of 24^th Street SW and Baysprings Link SW in Airdrie, just a couple of blocks north of Yankee Valley Blvd.

What is the development plan for the areas surrounding Meridian114?

At this time, there are no plans to develop the farm land that borders the project to the west of 24^th Street.

How close is the highway? Will I hear traffic from my home?

Yankee Valley Blvd is 250m to 400m away, so traffic noise will be nearly non-existent.

Are dogs permitted?

Yes, as per bylaws small dogs may be permitted, but all pets need to be pre-approved by the condo board.

Are BBQs allowed on the balconies?

Yes. BBQs are allowed on your balcony.

There is a large commercial area close by that is home to Co-op, Walmart Supercentre and many other shops and restaurants. There is also a Superstore and Canadian Tire to the north with many smaller shops, services and restaurants nearby. CrossIron Mills and Costco are approximately 12 minutes from us south on Highway 2.

Who is responsible for lawn maintenance?

The condo association will hire a maintenance company to take care of this.

Do I have to shovel my own snow?

No you don’t. A maintenance company will take care of all outside lawn and snow care as a part of your condo fees.

What would an average utility or heating bill be?

The heating bills would be equivalent to or below what urban homes pay for a house of the same size.

What is included in condo fees?

Exterior building and common area maintenance and landscaping, along with snow removal are included. Building insurance, and payment into the reserve fund for larger future maintenance items are also included.

What can you tell me about the condo board? Can I get involved?

The condo board is formed after construction of the development is complete, and is made up of home owners from Meridian114 at West Parallel. Any owner is more than welcome to volunteer to be a part of the condo board.

Are garbage and recycling services included in condo fees?

Yes they are.

Who is responsible for lawn maintenance?

Will we be able to view our unit as its being built?

No. Due to safety and insurance liabilities, only preapproved workers with safety equipment and workers compensation are permitted access to the site 24/7.

Can we pick out our own appliances?

Yes. You will be able to pick appliance packages from our pre-selected list.

Can we pick our own interior colours?

Yes. You will be able to select from our preselected colour boards. This includes paint, flooring, cabinets and counter tops.

Can I get Low-E windows?

Yes. Low-E windows are a standard no-charge upgrade in Meridian114.

How much money do I need to put down?

You only need 5% down.

When is the rest of the money due?

Full payment is due upon completion.

What kind of warranty comes with the home?

We are an Alberta New Home Warranty builder. As such we give a one-year warranty on all workmanship and materials, a two-year warranty on all delivery & distribution systems (ie electrical, heating, plumbing), a five-year warranty on the building envelope and a ten-year structural warranty.

Do I need a lawyer?

No. Providing you use Carolina Homes’ lawyer we will pay all closing fees.

What is your cancellation policy and will I lose my deposit?

You will have a ten-day grace period in which you can cancel. Afterwards there is no cancellation policy.

Can I get Low-E windows?

Yes. Low-E windows are a standard no-charge upgrade in Meridian114.

Will there be a gate at the front entrance ever? Will this be a gated community?

No, there will never be a gate located at the entrance.
